How Much Does a Bathroom Remodel Cost in Denver? 2026 Price Guide

Bathroom remodels are the most requested project we quote after basements, and they are also the project where bids swing the most. A hall bath refresh and a primary suite rebuild are both called a bathroom remodel, and they can be $40,000 apart. Here is what Denver-area homeowners are actually paying in 2026, broken down by scope, so you can budget before you call anyone.
Denver Bathroom Remodel Cost by Room Type
Powder room (half bath): $6,000 to $14,000. New vanity, toilet, faucet, mirror, lighting, flooring, and paint. No shower or tub means no waterproofing scope, which keeps the labor short and the price predictable.
Hall or guest bath (5x8 to 6x9): $18,000 to $35,000. Tub-shower combo or a tiled walk-in shower, new vanity and counter, tile floor, exhaust fan, lighting, and paint. This is the most common Denver bathroom remodel and the range most homeowners should plan around.
Primary bathroom: $35,000 to $75,000. Larger tiled shower with a glass enclosure, double vanity, freestanding tub, heated floor, upgraded lighting and ventilation, and often a layout change. Cherry Creek, Highlands, and Wash Park remodels regularly land at the top of this range.
Basement bathroom addition: $22,000 to $45,000. The number is higher than an equivalent above-grade bath because below-slab plumbing means concrete cutting, drain lines, and often an ejector pump.
What Actually Drives Your Bathroom Remodel Bid
Tile work. Labor is the real cost, not the tile. Standard 12x24 wall tile runs $12 to $18 per sq ft installed. Small-format, herringbone, or mosaic patterns run $22 to $40 per sq ft installed because they take three to four times longer to set. A curbless shower adds $1,500 to $3,500 for the slope and drain work.
Moving plumbing. Keeping the toilet, sink, and shower in place is the single biggest way to protect your budget. Relocating a toilet drain adds $1,200 to $3,000. Moving a shower to the opposite wall on a slab or over a finished ceiling adds $2,500 to $6,000.
Shower glass. A framed door is $600 to $1,200. Frameless heavy glass is $1,600 to $3,500 depending on size and hardware. It is a line item people forget until the tile is set.
Vanity and counter. A stock 36-inch vanity with a quartz top runs $900 to $2,000 installed. A custom 72-inch double vanity with a stone top runs $4,000 to $9,000.
Ventilation and electrical. Colorado code requires a properly sized, ducted exhaust fan vented outside, plus GFCI protection. Older Denver homes often need a new dedicated circuit, which adds $400 to $900.
Permits and Inspections in the Denver Metro
Any plumbing relocation, new electrical circuit, or wall change requires permits in Denver, Commerce City, Thornton, Westminster, Arvada, and the surrounding jurisdictions. Combined building, electrical, plumbing, and mechanical permits on a bathroom typically run $350 to $900. A cosmetic swap (same fixtures in the same locations, new paint and mirror) usually does not require one.

The long poles are tile setting and curing, glass measurement (glass is templated after tile and takes 1 to 2 weeks to fabricate), and special-order vanities. Plan for one bathroom to be offline the entire time, and if it is your only full bath, talk to your contractor about phasing.
How to Keep the Budget Under Control
Keep the plumbing where it is if the layout works. Pick a large-format wall tile and save the mosaic for a niche or accent band. Choose quartz over natural stone. Buy a stock vanity in a standard size. And hold back 12 to 15 percent as a contingency, because Denver homes built before 1980 routinely hide rotted subfloor, cast iron drains, or old cloth wiring behind the walls.
